Developer Services
From design stage to practical completion, the installation and commissioning of utilities, building services, HVAC plant and metering infrastructure often creates issues that have a knock on effect to timeframes and project costs. Our independent delivery of these highly interdependent requirements includes a strategy for managing utility supply disconnections, new connections, metering strategies, meter commissioning and plant optimisation, mitigating risk for all stakeholders.
Electrical Services
We offer a range of electrical services from electrical installations, to investigative work and testing. Our electrical services are delivered through the eyes of an energy consultant and therefore do not just comply with the required legal standards, but include the development of solutions that will deliver improvements as part of a wider energy strategy. For example, our Electrical Installation Condition Reports (EICRs) include as standard the production of schematic drawings to show meter connectivity and allow you to make sense of the energy data recorded.
Building Network Operator (BNO) Services
A Building Network Operator (BNO) is the organisation that owns or operates the electricity distribution network within a multiple occupancy building between the intake position and the customer’s installation. You may be a BNO if you are a commercial landlord, facilities management company, property developer, property manager or electrical contractor. BNOs have a responsibility to adhere to the BNO standard in order for the local electrical DNO to connect and maintain supplies to the building. We offer a full range of services to support BNOs from the initial condition survey and production of drawings, through to ongoing periodic inspections and maintenance, and an on-call service for power outages.
Maintenance and Continuous Commissioning
The maintenance of plant and building services, coupled with continuous commissioning to optimise these services, is inextricably linked to energy management. A significant proportion of opportunities for saving energy come from poor maintenance management. Our maintenance and continuous commissioning services take TM&E a step further by auditing the BMS and maintenance practices at the site on an ongoing basis, to incorporate risks and opportunities within the action log. A closed loop strategy is applied to drive action and achieve savings.
Plant Evolution
The behaviour of any building will change during its life cycle and yet the approach to maintaining and replacing plant, rarely deviates from the original building specification, with like for like plant replacements being commonplace. Plant equipment does not last as long as the building structure, and is typically replaced every 10 years presenting an opportunity to rethink the design and evolve the property into something more efficient. Our plant evolution strategies ensure that buildings are optimised whilst meeting functional needs and accommodating occupier behaviour.
Plant Optimisation
For building services equipment that still has a lot of life left in it, the optimisation of plant within a building is the single most effective way to mitigate the cost and usage associated with utilities. Including a comprehensive review of building controls and an analysis of retrofit technology opportunities, our approach considers all aspects of behaviour and function to deliver an interdependent management strategy which will realise savings, and often also enhance comfort for occupiers.

Building Management System (BMS) Reviews
When a Building Management System (BMS) is not effectively maintained, the power to deliver on any strategy diminishes. We ensure that building controls are optimised and the system functions to the benefit of all stakeholders. Our reviews get into the detail of time schedules, set points, and the tracking of energy flows in order to locate the needles in a haystack which can unlock the potential energy savings. A well-managed BMS also enhances occupier comfort, leading a reduction in number of occupier complaints.
